Type 3 Surveys
Description
This type of survey is to establish and describe as far as practicable, all ACMs in the fabric of the building. The volume of asbestos materials is established but no assessment of condition is required by the MDHS 100 other than to highlight areas of significant damage or debris. Having this type of survey undertaken can make for the beginnings of a smoothly running project. Failure to have this type of survey prior to demolition or refurbishment works can cause delays and potentially be a costly mistake.
Please note that it is a legal requirement under the Control of Asbestos Regulations 2006 to have a Type Asbestos Survey carried prior to major refurbishment or demolition.
Method
During this type of survey the surveyor may need to break into wall cavities or access areas normally inaccessible. Prior to having this type of survey undertaken it is advisable that isolation of electrics be done to protect the safety of the surveyor.
As in a Type 2 Survey, samples will be taken and some items may be presumed to contain asbestos if they are visually similar to a previously sampled item.
Results
A survey report will be created detailing the findings of the inspection. Sample analysis results will be included along with the recommendations for removal of the ACMs. This report differs from the Type 2 Report in that all recommendations will be for removal. Legislation varies for removals based on the type of product and the type of asbestos it is composed of. This is made clear in the body of the report.
As with all of our consultancy, our surveyors are always available to answer questions regarding their reports and to offer advice.
